• Review, and organize documentation such as Alteration Type II, Alteration Type 1 and New Building applications for compliance with NYC Building Code, Multiple Dwelling Law & Zoning Resolution. • Knowledgeable working with related city agencies that require filings such as the DOB, Landmarks, FDNY, DOT, and HPD • Ability to create, communicate and execute filing/approval strategies with clients and co-workers. • Maintain a professional demeanor when interacting with design professionals and Department of Buildings personnel. • Track and coordinate multiple active Alt-1, New Building projects and review for approvals and disapprovals for Final Certificate of Occupancies and Plan Exam appointments. • Perform in-house code reviews, Zoning studies, and troubleshoot projects through resolution. • Knowledge of reading and interpreting architectural and engineering drawings. • Knowledge of managing Alteration type I and New Building filings to obtain Final Certificate of Occupancy including closing out open applications, dismissal of violations, attend Construction inspections, filing PAA - Post Approval Amendments and all steps involved in obtaining Final CofO. • Knowledge in attending DOB Appointments online or in person at the DOB for New Buildings and Alt I filings.Send us your resume today, we would love to hear from you.
As a Filing Representative Runner you will be responsible to drop-off or pick-up documents at the city agency offices.Salary: - $ 50.00 per a day to drop-off and/or pick-upQualifications:
• High school diploma (or its educational equivalent) or a satisfactory equivalent in work experience required
• Must be a self-motivated and responsible individual with the ability to successfully navigate to locations across the five boroughs by vehicle and/or public transportation

When you are in the field, you are representing the office. You are expected to take ownership of your assigned projects, identify problems, communicate issues immediately, and ensure that assigned work is completed properly and in accordance with the project's requirements.This position is ideal for someone who understands construction, contractors, job-site conditions, NYC properties, and the importance of following through on assignments. Responsibilities:• Visit client properties and assigned job sites throughout the five boroughs of New York City.• Monitor assigned projects and provide the office with accurate updates.• Inspect the progress of work being performed by contractors.• Confirm that contractors are completing the work required to address the client's outstanding violation or project.• Identify incomplete, incorrect, or unacceptable work and immediately report it to the office.• Take photographs and provide detailed field reports when requested.• Maintain communication with the office regarding project status, contractor activity, delays, and issues.• Follow up with contractors and clients to keep assigned projects moving forward.• Review the violation information provided by the office.• Visit the property to determine the status of the violation-related work.• Verify that the appropriate licensed contractor is performing the required work.• Based on the violation, verify that the work is being performed by the appropriate licensed professional.• Confirm that the work appears to have been completed correctly and address the identified violation.• Report any deficiencies, incomplete work, or concerns to the office.• Coordinate follow-up visits when corrections are required.• Photograph completed work when requested for company records and project documentation.• Communicate with contractors regarding outstanding work while keeping the office informed.• Meet contractors at client properties when necessary.• Notify the office when contractors fail to show, fail to complete assigned work, or delays.• Help coordinate access to properties when necessary.• Conduct field visits to residential and commercial properties.• Identify conditions that may prevent the project from moving forward.• Never promise clients regarding DOB jobs, violations, permits or inspections without authorization from the office.• Clean the office as needed.• Complete assigned office maintenance tasks.• Report items that require a professional contractor or specialized repair.• Help maintain a clean, organized, safe, and professional working environment.• Communicate respectfully with clients, contractors, building personnel, and property representatives.• Protect confidential client and company information.• Arrive on time for scheduled assignments.• Treat every property as if it were a company project.
